Overview
## What this service is, and who it's for.
Straight explanation, no jargon padding, so you can decide whether it's the right call before you even ring us.

What it isPlanned electrical maintenance is a scheduled programme of inspection, testing and remedial work designed to keep a fixed electrical installation safe, compliant and operational. That includes regular EICR cycles, monthly and annual emergency lighting tests, thermal inspection of distribution boards, tightening of terminations, replacement of consumables (lamps, RCDs at end of life), and reactive cover for faults between scheduled visits.

Who it's forLandlords with multiple properties who want their EICR cycles and remedial works handled predictably. Commercial premises with insurance-mandated periodic testing. Industrial sites where downtime is expensive. Managing agents looking after mixed-use portfolios. Anyone who wants electrical safety to be a scheduled programme rather than an emergency phone call.

When you need itA maintenance contract is worth it when reactive call-outs are stacking up, when you have a portfolio that makes ad-hoc invoicing painful, or when your insurer is asking for evidence of scheduled testing. Start with a site audit, we'll tell you honestly whether contract or ad-hoc is the right fit.

Why professional mattersPlanned maintenance costs less than reactive fire-fighting over the life of an installation. It catches loose terminations before they burn, RCDs before they stick, and EICR issues before they turn into a failed report a week before a tenancy renewal.

What happens if you leave it
## The cost of putting it off is rarely just money.
Electrical installations don't fail politely, they fail on the day the tenant moves in, the shop opens for Christmas trading, or the insurer runs a spot audit. Every failure is more expensive than the maintenance visit that would have caught it.

### What can go wrong

- Failed EICR at a change of tenancy blocking a rental from going back on the market.
- Insurance claims contested because there's no evidence of scheduled testing.
- Emergency lighting failing on the day of the fire risk assessment.
- Distribution board fires from loose terminations that thermographic inspection would have caught.
- Cumulative call-out fees exceeding the cost of a maintenance contract.

### Common mistakes we see

- Waiting for the 5-year EICR deadline instead of scheduling around tenancy changes.
- Skipping monthly emergency lighting flick-tests because 'they always pass'.
- Treating a maintenance contract as a fixed price for infinite work, no honest provider does that.
- Not documenting what's been tested and when, audit trails matter.
- Using different contractors for reactive and planned work, no one owns the installation history.

How we work
## A five-step system, so nothing gets missed.
The same discipline we run on a single-socket call-out and a full commercial fit-out. Predictable, documented, tidy.

- 01

### Inspection
Free on-site survey. We look at the existing installation, the space and the outcome you need, no pressure, no obligation.

- 02

### Diagnosis & fixed quote
We scope the work, agree the spec in plain English and give you a fixed-price written quote with no hidden extras.

- 03

### Booked-in works
We turn up when we say we will, protect the space with dust sheets and keep disruption to your day to a minimum.

- 04

### Testing & verification
Every circuit is tested to BS 7671 (18th Edition). Nothing gets signed off until the readings are right.

- 05

### Certification & handover
You get NAPIT-backed certification, a tidy handover and a clear explanation of what's been done and why.

Benefits
## What you actually get from doing this properly.

### One contractor owns the installation
We build a history of the installation so faults are diagnosed against known-good baselines, not from scratch.

### Predictable cost
Scheduled visits, fixed-price remedials, transparent reactive rates. No mystery invoices.

### Insurer-friendly documentation
Test results, EICR cycles, emergency lighting logs, all documented and issued after each visit.

### Priority reactive cover
Contract customers get priority in the diary for reactive faults, we're on site faster.

### Emergency lighting compliance
Monthly flick-tests and annual duration tests scheduled and documented to BS 5266.

### Thermographic inspection option
Distribution board thermal scans on annual visits catch loose terminations before they cause fires.

### Contract structure
Maintenance contracts are structured around your installation and use pattern. A typical structure includes: EICR cycles at the required interval (usually 5 years for domestic rentals, 3–5 years for commercial), annual visual and thermographic distribution board inspection, monthly emergency lighting flick-tests and an annual duration test, and priority reactive cover at agreed rates. We agree the scope on paper, no surprises.

### What we test and record
On each scheduled visit we record: distribution board condition, thermographic scan results where included, RCD trip-time tests on a sample of circuits, emergency lighting test results, insulation resistance readings on any circuit flagged from the previous visit, and any consumable replacements. Everything is logged and issued to you after the visit, audit-ready.

### Reactive cover and out-of-hours
Contract customers get priority scheduling for reactive call-outs and access to our out-of-hours cover for loss-of-power and fault situations. Reactive rates are agreed in writing as part of the contract.

### Landlord portfolios
For landlords with multiple properties we schedule EICR cycles around tenancy renewals rather than a rolling calendar date, so reports land when you actually need them. We produce reports in the format your council and insurer expect, and we quote remedials at a fixed price so budgeting is straightforward.

### Commercial and industrial sites
For commercial and industrial premises we can include: emergency lighting compliance to BS 5266, fire alarm interface inspection (co-ordinated with your fire alarm contractor), containment inspection in plant rooms, and thermographic scans on distribution boards. Contracts are shaped around trading hours and insurer requirements.
